What Ontario condo boards should require from a security provider — a working checklist
Condo boards hire security with less due diligence than they apply to a landscaping contract, usually because nobody on the board knows what to check. Here is the checklist we’d want a board to run on any provider, including us.
1. Licensing — both layers
Ask for the agency licence number and verify it against the provincial registry. Then ask how the company verifies individual guard licences on an ongoing basis — not just at hire.
2. WSIB clearance, refreshed
Not a certificate from when the contract was signed — a current clearance certificate, available on request at any point.
3. Insurance that names the work
Commercial general liability appropriate to the contract, with the corporation addable as an additional insured.
4. The subcontracting question

5. Supervision you can describe
“How is the overnight guard supervised?” should produce a concrete answer — patrol checks, supervisor contact, escalation path — not a shrug.
6. Reporting the board will actually read
Timestamped digital reports per shift or patrol, and incident reports with a defined delivery time.
7. The transition plan
A serious provider will describe exactly how they take over a site: post orders, key handover, resident communication, and the first-week supervision schedule.
